$30.6M financing secured for restoration of historic Big Bend hotel portfolio

A $30.6 million financing package has been secured to support the acquisition and restoration of three historic hotels in Alpine and Fort Davis, according to reporting by Lodging Magazine.

The deal, arranged by CooperWynn Capital on behalf of Four Yucca LLC and development partner Byways Hospitality, includes the Holland Hotel, Hotel Limpia and Maverick Inn. The portfolio totals 79 guestrooms, along with two restaurants and two bars.

According to the report, the financing structure combined multiple sources, including historic tax credit equity, a U.S. Department of Agriculture Business and Industry guaranteed loan and Property Assessed Clean Energy financing tied to improvements at the properties.

The Holland Hotel, originally built between 1909 and 1912, is slated for restoration of its lobby bar, ballroom and guestrooms. The Hotel Limpia, constructed in 1913, will undergo renovations including a new courtyard pool and expanded restaurant space, while upgrades are also planned for the Maverick Inn.

The transaction was described as complex, requiring coordination across multiple funding sources and facing delays tied to a federal government shutdown that affected loan processing and tax credit approvals.

The projects are expected to preserve historically significant hospitality properties while enhancing tourism and economic activity in the Big Bend region, the publication reported.
