Alpine and Fort Davis Hotel Renovation Deal Continues to Progress, Carrico Updates

Plans to renovate historic hotels in Alpine and Fort Davis are steadily advancing, according to an update from Brian Carrico, co-founder of Byways Hospitality. The Austin-based boutique hotel group is spearheading the $31 million project to restore and enhance the Holland Hotel and Maverick Inn in Alpine, along with the Limpia Hotel in Fort Davis.

“These things take time, but we are continuing on track,” Carrico stated this week, reassuring stakeholders of the project’s progress despite minor delays. While one of the four banks involved in financing has presented a small challenge, Carrico confirmed that all equity investors remain committed.

To manage the properties, Byways Hospitality has appointed Rachel Ziegler as Director of Operations. Ziegler, who has nine years of experience managing successful hotels and restaurants in Texas, previously held roles at Hotel Paso Del Norte and Stanton House Hotel in El Paso. Her expertise will be instrumental as the project moves forward.

Efforts to secure historic tax credit approval have also been completed, ensuring the properties will eventually be listed on the National Register of Historic Places. However, the Harvard Hotel in Fort Davis, originally included in the project, has been removed to allow Byways Hospitality to focus on the three remaining properties undergoing historic renovation.

Initial plans for the Holland Hotel include restoring its original layout, adding a coffee shop, and introducing a new restaurant. The Limpia Hotel will see significant upgrades, including an expanded pool and improved patio spaces.

While renovations have yet to begin due to financing finalizations, local business leaders remain optimistic about the project’s potential to revitalize the downtown areas of Alpine and Fort Davis, boosting tourism and supporting the local economy.

The community eagerly anticipates the start of construction, which promises to breathe new life into these historic landmarks.
