Fort Davis Site Plan: Byways Hospitality Proposes Revitalization for Historic Limpia Hotel

Byways Hospitality, a prominent hospitality company, has put forth a proposal to acquire and revitalize several iconic historic hotels in Alpine and Fort Davis, Texas. The deal, valued at $31 million, is still under negotiation and pending finalization. The project includes the renowned Holland Hotel and Maverick Inn in Alpine, along with the historic Limpia and Harvard Hotel properties in Fort Davis.

As part of the proposed venture, Byways Hospitality is actively seeking to raise the required $9 million in capital. While the deal remains subject to finalization, the company has made significant progress in securing funding, with approximately 25% of the capital already sourced through investments from the founders’ networks and previous business associates.

The proposed plans for the historic Hotel Limpia in Fort Davis aim to preserve its distinctive charm and appeal. Nestled behind the Fort Davis Mountains, the hotel offers guests sweeping, unobstructed vistas and generous accommodations on the town’s main street.

The site plan for Hotel Limpia envisions updates to the 1920s annex rooms, a renovated restaurant with access to a courtyard, and an expanded courtyard featuring a new pool and outdoor seating. The refurbishments will retain the hotel’s historic features, such as pressed tin ceilings and crown molding, while introducing modern conveniences.

In addition, Byways Hospitality plans to add ten new rooms inspired by the 1920s Orchard Building, offering guests a unique experience. The restaurant aims to pay homage to the region’s heritage with upscale ranch-style Mexican cuisine, while the bar will feature a selection of border spirits, nodding to the area’s past.

The acquisition of the neighboring Harvard Hotel is also part of the proposal, which will add eight additional rooms to the overall room count of the project. These rooms will be combined with the adjacent Casa Limpia rooms, providing a more affordable lodging option for birders, backpackers, and other travelers exploring the area.

It is important to note that the deal is still in the negotiation stage, and all the plans and proposals mentioned in this article are contingent on the successful finalization of the acquisition by Byways Hospitality.
