Historic Hotels in Alpine & Fort Davis Secure Financing for $31M Deal According to Local Sources

There’s a buzz in the air regarding the highly anticipated historic hotel acquisition in Alpine and Fort Davis. According to local sources, Byways Hospitality has successfully secured the necessary financing to finalize the $31 million deal. This acquisition encompasses celebrated hotels like the Holland Hotel and Maverick Inn in Alpine, as well as the Limpia and Harvard Hotel properties in Fort Davis.

Byways Hospitality, renowned in the boutique hotel arena for its focus on restoring historic properties, seems all set to usher in a new era for these iconic establishments. The masterminds behind this project, co-founders Brian Carrico and Collin Bibb, have considerable experience in the hospitality sector. Carrico, with his roots in Alexa Management and The Guild, blends environmental engineering know-how with a genuine love for hospitality. On the other hand, Bibb, with his diverse background in football and private equity, adds another layer of depth to the team’s vision.

Beyond the acquisition of these esteemed properties, the deal also encompasses significant restoration work. This includes the introduction of employee housing and storage container rental units on a contiguous multi-family property behind the Maverick Inn.

While Byways Hospitality has already kickstarted operations at the Holland Hotel, the securing of the necessary capital is a crucial milestone to ensure the project progresses without a hitch. They plan to maintain the original structures of the acquired properties to take advantage of historic tax credits. Yet, guests can expect premium additions, as the team has ambitions of elevating these hotels to standards resembling the respected Gage in Marathon.

The transformation plans are extensive. The Holland Hotel in Alpine will see a return to its original layout, introducing a coffee shop and a new restaurant. Meanwhile, in Fort Davis, the space between the Limpia Hotel and the Orchard House rooms is set to feature a new pool and expansive patio spaces. Both establishments will see a blend of luxury enhancements while also retaining rooms that offer a more budget-friendly option.

The venture also promises upgrades for the Blue Mountain Grill and the Double Shot Coffee Lounge inside Hotel Limpia, enhancing their menu and operational hours for the convenience of locals and tourists.

With this financing milestone reportedly achieved, Byways Hospitality’s commitment to revitalizing these historic treasures is more palpable than ever. The project stands as a testament to the fusion of preserving rich heritage with contemporary luxury, ensuring Alpine and Fort Davis continue to be sought-after tourist destinations.

  1. So is Mr. Mallory still a part of The Holland in Alpine. I am a distant cousin of his. I know he lives in the NorthEast. We met him once in Marathon. Nice man.

    1. According to another publication’s reporting and what we’ve heard as well, he’s a large investor in the new deal, rolling his equity in the Maverick and Holland into it.

      1. I really could not see him walking away from that property. When we talked to him about 2005, He was contemplating doing something in Marathon. I kinda wish there was more diversity of ownership there.
